Strategy first. Paperwork second.
Rate shopping is easy and mostly a commodity. Knowing which structure fits your life for the next five years is the part that's worth someone's attention.
- 01
A conversation, not an application
We talk through your mortgage, your balances, your renewal date and what's actually bothering you. No credit check at this stage.
- 02
The numbers, laid out
I model the realistic options side by side: monthly impact, total interest, costs to get there, and what happens if you wait.
- 03
An honest recommendation
Including 'leave it alone until renewal' when that's the right call. You'll know why, not just what.
- 04
If we proceed, I handle the file
Lender selection, documents, appraisal, lawyer coordination and updates you don't have to chase.
- 05
We check in again
Before your renewal, and any time your situation changes. Structure should keep pace with your life.
Fair questions
What does it cost to work with you?
On standard residential files with prime lenders, the lender compensates me — there's no fee to you. If a file requires an alternative or private solution where a fee applies, it's disclosed in writing before you commit to anything.
Do you only do refinances?
Refinancing, debt consolidation and cash flow are my focus, but I handle purchases, renewals, switches and self-employed files too.
Will you tell me not to do something?
Regularly. It's the main reason people refer their friends.
Not sure which option fits your situation?
Bring your numbers — mortgage balance, balances you're carrying, and what's stressing you out. I'll walk you through what's realistic, including when doing nothing is the better call.
